These terms govern the services provided by Deeshi Property Group Ltd (Company No. 16544811), a company registered in England & Wales. By using our website or renting a property through us, you agree to these terms.
2. Our Services
We provide residential property rental and housing services, including letting and managing residential accommodation, and providing suitable housing options — including flexible and temporary stays — for individuals and families.
3. Tenancy Agreements
All lets are subject to a written tenancy agreement (typically an assured shorthold tenancy). The tenancy agreement sets out rent, deposit, notice periods and obligations, and prevails over these terms where they conflict.
4. Rent and Fees
Rent is payable monthly in advance. Permitted fees comply with the Tenant Fees Act 2019. Tenancy deposits are protected with a government-approved deposit scheme, and prescribed information is issued within statutory timescales.
5. Tenant Obligations
Tenants must pay rent on time, keep the property in good condition, report maintenance issues promptly, and comply with the tenancy agreement. Anti-social behaviour and unauthorised alterations are not permitted.
6. Our Obligations
We keep properties safe and in good repair, comply with gas, electrical and fire safety requirements, and handle maintenance reports within reasonable timescales — emergencies as a priority.
7. Data Protection
Personal data is processed in line with our Privacy Notice and applicable UK data protection law.
8. Liability
Nothing in these terms excludes liability that cannot lawfully be excluded. Otherwise our liability arising from the website is limited to reasonable and foreseeable losses.

Refunds & Cancellation Policy
At Deeshi Property Group Ltd, reservation payments and flexible-stay admin fees are refundable in full when a cancellation is made in writing at least 48 hours before the agreed move-in date. Cancellations made within 48 hours of move-in may be charged up to one week of the agreed rent. Tenancy deposits are protected under UK tenancy deposit scheme rules and are returned within 10 working days of checkout, subject to the final property inspection. Where a home becomes uninhabitable or is materially misdescribed, tenants are entitled to a pro-rata refund of rent for the period the property could not be occupied. Refund requests should be submitted through our contact page and are processed within 14 working days of approval.
